Koopa's Tycoon Town is a board for Mario Party 8. It looks like a quiet town, where Koopas and Goombas sit comfortably while cars and other vehicles drive by. To get Stars here, players must invest coins in hotels (they give them to the (Koopa Bellboy). This is like Windmillville from Mario Party 7, except that with more coins invested in a hotel, the better it is. After a hotel has over 20 coins invested, it becomes a 2-Star hotel, and after getting 50 coins total, it becomes a 3-Star hotel. But only the player who has invested the most coins owns the hotel and it's Stars.

Landing on the DK Space will make Donkey Kong arrive in his own cab, and invest coins for the player. When someone lands on a Bowser Space, Bowser will come and take away coins from a hotel. (Usually, he takes coins from the top 3 investors)

? Spaces at the front of the board makes a Koopa in a cab appear and takes players to the space in front of one of the hotels. ? Spaces in front of alleys at the back of the board will cause Bandit to appear and steal opponents' coins from a hotel, then gives them to the player. The ? Space in front of a shop with a dart board at the back will allow the player to throw a dart on the dart wheel. Players who hit their face won coins. How much was determined by how many times it had been played, as failure caused the grand prize (starting at 10 coins) to go up by 10 coins. There is also some ? Spaces in next to a construction site. Players landing on one of these will get the crane to rain 10 coins down on them (20 in Duel Mode). Landing on lucky space allowed the character to be taken to a secret three-star hotel where they only needed one coin to buy it. (However it can be stolen by other players as well.)

In Duel Mode, the winning conditions were to get 4 Stars by investing coins in hotels.
